Found in Vermont but British I presume, dated August 1858 and with a view of what looks to me to be "Cass Castle" but I'm not entirely sure about the Cass! I love a mid 19th century folk art graphite drawing, and this is a pretty quintessential example, complete with tiny boat of boaters in hats at left. Nicely moody and quite transportive I'd say.
Framed, as found, behind glass in a period frame: 12 7/16 x 10 1/2. Sight: 8 5/8 x 10 3/4. All in good condition, with original wood panel back.
